The farmhouse (600.00 m²) consists of two buildings on three floors, renovated and adapted to any need. The ancient stone staircase, also restored, leads to the various floors.
On the ground floor: living area, consisting of a double living room with fireplace, dining room, kitchen with fireplace and wood-burning oven, living room and bathroom.
On the first floor: living area with beautiful lounge, equipped with terrace with wonderful view of the valley below, and sleeping area, consisting of three bedrooms, all with pleasant views, and two bathrooms.
In the basement: two large cellars which once housed large barrels for oil and wine and cured meats of all kinds.
A second internal staircase ensures the connection with the second building, also equipped with an independent entrance. It consists, on the ground floor, of a living room with kitchenette and bathroom and, on the first floor, 3 bedrooms, bathroom and hallway.
It is ideal for those seeking direct contact with nature, without sacrificing comfort, its structure and independence between the two buildings makes it particularly suitable for tourist use. The panorama is splendid, profound, and the gaze flies freely over the intact countryside and the hills, among vineyards, woods and olive groves.
The building maintains its original appearance, with beautiful restored stone walls, wooden beams and ancient terracotta floors which give warmth to the rooms, making them extremely welcoming; the new double glazed wooden windows maintain the original style ensuring excellent insulation.
The house has a completely new heating system, while a solar panel ensures the heating of domestic water.
The annex (45.00 m²) is completely renovated and is currently used as a warehouse, but with the possibility of becoming a home, equipped with all utilities (electricity, gas, electricity). It is a small building, studio apartment, in stone with a wooden roof consisting of a spacious living area with fireplace.
The large warehouse room (90.00 m²), used as a storage area for garden tools and vehicles, can be transformed into additional living space or recreational spaces, such as a gym, spa, garage, etc.
There are various cellar rooms, while an ancient wood-fired oven ensures homemade bread and pizza.
Pertaining to the buildings, we find a gravel square for parking and a well-kept garden, for approximately 2,000.00 m², with tall trees. The remaining land, approximately 20,000.00 m², slightly sloping, is intended for cultivation, with orchards and 150 olive trees for the production of extra virgin olive oil.
Three driveway entrances ensure easy entry and exit from the property.
The restoration was carried out with great dedication and deep respect for the original materials and traditional Umbrian construction techniques. For the floors of the house, handmade terracotta was used, laid following artisanal techniques. The ceilings retain their characteristic appearance with wooden beams and terracotta bricks.
