ROME, Eur - Mostacciano A, Via Fulvio Tomassucci. Beautiful home surrounded by the greenery of an elegant residential complex with lush park, swimming pools and tennis courts. A housing choice that represents the ideal solution for living in an oasis of comfort and privacy for the entire family unit while having, at the same time, every service at hand.

The Property:
The structure of this stately home follows patterns, which are increasingly rarely found, which take into account the presence of large livable spaces, distributed with precious rationality in distinct and functional areas, intended for reception, representation, services and sleeping areas.
A large entrance hall is well suited to welcoming guests with a cloakroom and guest bathroom. Through the entrance you access, on the right, the "living area" consisting of the bright representation, with living and dining areas and, through the first stretch of a comfortable connecting corridor, the "services" area, with a welcoming dining room, the eat-in kitchen and a single bedroom, served by a bathroom.
Walking along the connecting corridor, you enter a large "sleeping area", made up of three large bedrooms, the first of which is currently used as a study-living room, while the other two bedrooms, large and comfortable, are both equipped with an "en suite" bathroom.
The house is also equipped with a large closet and three built-in wardrobes.
Two large livable balconies serve both the living area and the sleeping area and services, constituting a precious element for the enjoyment of the home.
The guarded residential complex is also equipped with a large condominium car park, both internal and external.
It is possible to purchase, separately, a triple garage, of approximately 45.00 m2, with deferred delivery times.

THE AREA:
Mostacciano is a fraction of Rome Capital, located in the territory of the Municipality of Rome XII.
Also called EUR Mostacciano, the area is mainly characterized by residential homes.
Mostacciano is divided into three areas which, originally, reflected the different building densities: Mostacciano A, delimited by viale Beijing, via Padre Giovanni Antonio Filippini, viale Don Pasquino Borghi, via Domenico Jachino, via Cristoforo Colombo and the Grande Raccordo Anulare;
Mostacciano B, delimited by via Cristoforo Colombo, the Grande Raccordo Anulare, via Pontina and via Carmelo Maestrini;
Mostacciano C, bordered by via Cristoforo Colombo, via di Decima, via Pontina and the Grande Raccordo Anulare.
Mostacciano was not supposed to be the name of an estate, but rather the term used to indicate already towards the end of the 12th century a locality included between the estates of Acqua Acetosa to the east, Casal Brunori to the south, Spinaceto and Torrino to the west.
The origin of the name refers to the must that would have been obtained from its vineyards. On one of the hills stood a watchtower which ensured control over the entire territory delimited by the ancient Via Ostiense and Laurentina and by the ditches of Spinaceto and Vallerano.
The name derives from the Latin "mustacanus", must, produced in the former Pallavicini property and thanks to the intervention of Princess Elvina Pallavicini, the Mostacciano neighborhood was born on the former family agricultural estate.

Mostacciano estate
The structures of a tower, dating back to the 13th century AD, are found buried on a hill about 300 meters north-west of the modern Casale di Mostacciano, near the intersection between Via Cristoforo Colombo and the Grande Raccordo Anulare.
The remains of an ancient road route, roughly following the current Via di Decima, have been identified, in various sections, along the north-eastern border of the Mostacciano district.
Less than a kilometer south of this area, at the crossroads between Via Pontina and Via di Valleranello, a road diversion and the remains of a necropolis dating back to the early imperial age were brought to light, with pit tombs and capuchin-style roofing; probably this route, trending towards the north-east, headed towards the heights of Casal dell'Ara, in the Acqua Acetosa estate.
In the Mostacciano district, along Via Domenico Jachino, the tuff opus reticulata walls of a cistern belonging to a nearby rustic villa, dating back to the late Republican age (late 2nd-1st century BC), are visible in section; in the immediate vicinity, the remains of a paved road are preserved in a communal garden. Other structures, currently no longer visible, located in Contrada Monti della Creta, probably refer to a rustic settlement from the Roman era.
